Synergy Park's new shell building ready for occupancy

The new 78,000 square foot facility mirrors its predecessor. The new building can be leased or purchased.

Need space? How about 78,000 square feet located in the new shell building at Synergy Park?

Lisa Denton, economic development specialist for the Kilgore Economic Development Corporation (KEDC), said the second shell building is done.

"We are going through the final punch list now, but leases are available as we speak," said Denton.

The new shell building is the second of its kind in Synergy Park; the first shell building is already completely leased out said Denton.

She expects a formal ribbon cutting for the new facility in May, but letters have already been sent for possible prospects.

"The building can be leased for the entire 78,000 square feet or just portions, depending on what the prospective tenant needs," said Denton.

The building is a partnership between KEDC and Perry B. Hall out of Tyler. "KEDC has invested $800,000 in the building," said Denton.

Depending on what a new tenant wishes to invest or what kind of employment a new business brings to the area, depends on what type of incentives could be offered, said Denton. "Also prospective tenants or buyers should know, Synergy Park is now part of the Foreign Trade Zone," said Denton.

Both Orgill and Cleveland Steel, new tenants to the park, are eligible for the Foreign Trade Zone, said Denton, if they have a need for these benefits.

The new shell building is open on the inside and can be built to suit a new tenant to accommodate many different types of businesses said Denton.

KEDC has expanded their offices in the first shell building and will be completely operating out of Synergy Park in the future. Anyone wishing to find out more information about the new shell building can contact KEDC or Don Carroll, who is the leasing agent for the facility.

Denton said at this time there is no new projects scheduled for Synergy Park.
